Eleco Timber Frame’s pre-engineered timber framing solution, ElecoFrame, is being used in the construction of 12 new homes in Bootle, Merseyside. Erected by White Building Services, the ElecoFrame system was chosen primarily for its speed of construction.

The ElecoFrame system is comprised of high grade structural timber, sourced from PEFC and FSC accredited forests. Comprising three main components, the ElecoFrame system consists of the open panel walls, ElecoFloor and EcoJoist.

Differing from conventional timber frame, ElecoFrame eliminates the need for external sheathing boards by using nail plates and diagonal bracing to provide racking resistance with increased strength and rigidity.

Billy Swain, Project Manager from White Building Services, commented, “The ElecoFrame system was attractive for two key reasons – the speed with which it can be constructed, and its inherent strength, which is possible due to the way in which it is manufactured. Of the three main components, we were especially impressed with the ElecoFloor due to its ability to reduce sound travelling between rooms. The ElecoFrame system itself has produced very good sound and air testing results, outperforming current regulations, making it a natural choice for use in the construction of the new houses.”

The Birkin Walk and Broad Lane projects will see the construction of six three-bedroom houses and bungalows at both sites utilising the ElecoFrame system to help achieve code level three standards. Paul Fuggacia, Director of Eleco Timber Frame, said, “The ElecoFrame system provides a structurally stable, easy to install method by which housing can be erected. Due to the speed of construction, it is especially suited to projects such as the Birkin Walk and Broad Lane sites where housing is urgently needed. Accredited with Robust Details status, the ElecoFrame system can also help deliver lower u-values with thinner walls, increasing interior floor space, which is especially important in housing association properties.”
